#c2002f;\">24 maig 2021<\/span><\/strong><\/p>\n<p> <\/p>\n<h4>Resum executiu<\/h4>\n<ul>\n<li>Les previsions per a 2020 apuntaven cap a un creixement de la inversi\u00f3 en vivenda, encara que a un ritme m\u00e9s moderat que l&#8217;any anterior, ja que els determinants de la demanda continuaven sent favorables.<\/li>\n<li>La irrupci\u00f3 de la pand\u00e8mia del COVID-19 ha suposat un dur rev\u00e9s per al mercat immobiliari.<\/li>\n<li>La renda de les llars s&#8217;ha vist retallada en 2020 per la destrucci\u00f3 de l&#8217;ocupaci\u00f3 i la confian\u00e7a del consumidor ha descendit fins a nivells molt baixos.<\/li>\n<li>Durant els mesos del confinament, la venda de vivendes va descendir un 60% interanual. La materialitzaci\u00f3 d&#8217;algunes decisions de compra, ajornades per les restriccions de mobilitat, van propiciar un repunt de les vendes en el tercer trimestre. <\/li>\n<li>L&#8217;any 2020 es va saldar amb un descens de les vendes del 23%, encara que les vendes de vivenda nova van caure menys que les de vivenda usada.<\/li>\n<\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-de1ca7d e-flex e-con-boxed e-con e-parent\" data-id=\"de1ca7d\" data-element_type=\"container\" data-e-type=\"container\" data-settings=\"{&quot;background_background&quot;:&quot;classic&quot;}\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-bbf148b elementor-widget elementor-widget-text-editor\" data-id=\"bbf148b\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<ul>\n<li>La caiguda de la demanda estrangera va llastrar les vendes del sector a la prov\u00edncia. Durant l&#8217;any passat es van vendre 14.386 vivendes a estrangers, un 31% menys que en 2019. El descens va ser generalitzat en tots els mercats.  <\/li>\n<li>El preu de la vivenda ha registrat una caiguda interanual del 2,2%, situant-se en 1.282,8 \u20ac\/m\u00b2. El descens dels preus a la prov\u00edncia ha sigut major que el registrat a la Comunitat Valenciana i Espanya (-1,6% i -1,1%, respectivament). <\/li>\n<li>La correcci\u00f3 del preu de la vivenda ha sigut m\u00e9s intensa en el segment de vivenda de segona m\u00e0 que en la vivenda nova (-2,6% enfront de -0,6%, respectivament).<\/li>\n<li>El nou cr\u00e8dit a les llars destinat a l&#8217;adquisici\u00f3 de vivenda va augmentar lleugerament a causa de l&#8217;augment de les renegociacions.<\/li>\n<li>L&#8217;esfor\u00e7 financer per a accedir a una vivenda s&#8217;ha estabilitzat entorn dels valors de 2019 i \u00e9s m\u00e9s redu\u00eft que a l&#8217;inici de la crisi de 2008.<\/li>\n<li>L&#8217;impacte de la pand\u00e8mia en l&#8217;activitat immobili\u00e0ria ha sigut menor que en altres sectors econ\u00f2mics.<\/li>\n<li>Durant l&#8217;any passat es van acabar 5.243 vivendes a la prov\u00edncia d&#8217;Alacant, un 18% m\u00e9s que en 2019.<\/li>\n<li>La recuperaci\u00f3 del ritme d&#8217;activitat s&#8217;ha reflectit en l&#8217;evoluci\u00f3 de l&#8217;\u00fas del sector. En finalitzar l&#8217;any, el nombre d&#8217;afiliats a la Seguretat Social en el sector de la construcci\u00f3 ascendia a 49.879, una xifra que s&#8217;aproxima al nivell registrat en el mateix mes de l&#8217;any anterior. <\/li>\n<li>L&#8217;augment de la incertesa i la deterioraci\u00f3 de les expectatives de demanda est\u00e0 afectant la iniciaci\u00f3 de nous projectes d&#8217;edificaci\u00f3.
